Bushfire Attack Level [BAL Certificates] for Complying Development | A complying development may be carried out on bushfire prone land in accordance with the requirements of Clause 3.4 of the State Environmental Planning Policy [Exempt and Complying Development Code] 2017 [Codes SEPP], provided a person who is recognized by the NSW Rural Fire Service as a suitably qualified consultant in bushfire risk assessment certifies that the development is not in bushfire attack level-40 (BAL-40) or the flame zone (BAL-FZ): Our consultants are accredited to provide these certificates |
Bushfire Risk Assessments for New or Existing Dwellings | Development consent cannot be granted for the carrying out of development for any purpose (other than a subdivision of land that could lawfully be used for residential or rural residential purposes or development for a special fire protection purpose) on bush fire prone land unless the consent authority is satisfied that the development conforms to the requirements of the document entitled Planning for Bushfire Protection 2006 [PBP] or has been provided with a person who is recognised by the NSW RFS as a qualified consultant. We are recognised to the highest level of accreditation to provide these certificates and accompanying risk assessments for DA. |
Rural and Residential Subdivisions | These development proposals are considered as integrated developments and require a 100B Safety Authority to be issued by the NSW RFS. We provide risk assessments supporting an application for the required Bushfire Safety Authority in accordance with the Requirements of the Rural Fires Regulations |
Special FIre Protection Purpose Development (SFPP) | These development proposals are considered as integrated developments and require a 100B Safety Authority to be issued by the NSW RFS. However, the vulnerability of the occupants requires special consideration that must be addressed in the application for a Bushfire Safety Authority to the RFS. We are recognised by the NSW RFS as accredited consultants to provide necessary information required to support the application. |
Other Developments [Office buildings, shops, warehouses, factories, garages, sheds, etc] | For the development of buildings other than residential, the Building Code of Australia BCA does not provide for any bushfire specific performance requirements and as such AS3959, 2009 does not apply as a deemed to satisfy provision. PBP accepts the general fire safety construction provisions of the BCA are taken as acceptable solutions; however, the aims and objectives of PBP must be considered. Emerergency Evacuation Planning | We provide Bushfire Evacuation Plans specifically designed to address the issues concerning evacuation in a bushfire emergency. The bushfire evacuation plan shall be formulated to facilitate pre-planning for an evacuation of the site in the event that the need arises to relocate the occupants and staff from the area to another place to ensure the protection of the people and staff. Additionally; this plan identifies an assembly point and refuge area/building within the grounds of the site where occupants, attendees, and staff may safely shelter prior to evacuation. The Bushfire Evacuation Plan shall be formulated as a sub-plan of an emergency evacuation plan under AS3745 for emergency evacuation or can be provided as a separate detailed evacuation plan specific to bushfire evacuation. |
